Where is my rent roll?

We update your rent roll as we receive payments from tenants. Normally we send you an updated copy via email on the 1st of every month and then every Thursday throughout the month, if there have been changes to your information. This weekly document also contains your cash log and deposit slip information.

To access the information in your weekly update, click the Excel logo to open the email file. Opening the file using other tools will result in the information not being read properly. Then click on the current months tab to access your most recent rent roll. The rent roll has a lot of information about your tenants, and the status of each tenant’s account, including overdue amounts, how they paid and when they paid. up-to-date picture of all money received by Star on your behalf, and where that money is now. It contains a detailed running balance from the beginning of the current year up to the current week.

Where is my rent?

As tenants pay rent via EMT, Cheques, we deposit them right away and send the amount owing to you via EFT as soon as we can, along with an updated rent roll.

When/How do I get invoiced?

Your invoice is prepared between the 21st and 26th of the month usually, and is sent as a preview before rents are due. Please take a few minutes to review this information and let us know if you have any questions prior to the first of the next month.

How do we deal with tenants who pay late, other issues?

Tenants who pay late are an enormous drain on our resources, and are a major irritant to our clients (you AND me). Depending on current market conditions (vacancy rates, time of year, etc.) we are very aggressive with our collections procedures. Any tenant who has not paid by the end of the 2nd day of the month gets a “Notice to Vacate” the next day. This is an official notice supplied by the Residential Tenancies Tribunal. For exact meanings of the notice and its implications please access the Service NB website for detailed information at www.snb.ca and click on the “renting in NB” tab. We follow all of the procedures as outlined there, up to and including the “Application For Assistance” to have the Sheriff evict the tenants if they will not leave on their own.

Generally tenants do not like these notices and will contact our office right away to arrange payment. Any tenant who does not pay within seven days of receipt of the notice can be evicted and they have to be out by the 20th of the month (approximately, depending on what day it falls on etc.). under certain circumstances we may allow tenants to stay (with your permission) as long as they pay by the 20th. Through the  month we make regular attempts to contact tenants and make arrangements to pay. We will make an on-site visit if we suspect a tenant has abandoned the premises, or if it is past the 20th and we cannot contact them by phone or email.
